Rates and Taxes

All rates are quoted in U.S. Dollars and are subject to change. Your final rate is confirmed at the time of booking and is subject to a 12% Transient Occupancy Tax, a 2% Santa Barbara Tourism Business Improvement District assessment, and any other applicable state or local taxes.

 

Booking Requirements

To maintain an intimate and exclusive guest experience, we open our calendars within specific timeframes.

 

Room Reservations: Bookings for any of our individual rooms (4 Bedroom Main House, Lotus Suite, Granada, Harbor, Butterfly, and Rose Rooms) can be made up to 45 days in advance of the arrival date.

 

Full Property Buyouts and Events: For larger gatherings, private events, or booking multiple properties simultaneously, reservations can be made up to one year in advance. These bookings may require a separate Event Agreement or property agreement.

 

Securing Your Reservation

A valid credit card or other accepted payment method is required to confirm any reservation. The total cost of your stay will be processed according to the terms of the booking platform used, which will be clearly communicated at the time of booking. HH Properties reserves the right to cancel any reservation made without a valid payment method.

 

Guests authorize HH Properties to charge the credit card or payment method on file for any unpaid balances, damages, excessive cleaning, missing items, policy violations, or other charges incurred during or after the stay.

 

Occupancy and Property Use

Each of our homes has a maximum occupancy limit for standard residential use, which is clearly listed on its booking page. We ask that you honor this limit for the safety and comfort of all guests.

 

Only registered guests listed on the reservation may occupy guest rooms overnight. HH Properties reserves the right to remove unregistered guests from the property.

 

Private Events: Any gathering that exceeds the stated maximum occupancy or that involves additional invited attendees beyond registered guests may be considered a private event. All private events are subject to separate pricing and require a signed Event Agreement, which will outline all specific terms, conditions, and costs.

 

Full Disclosure: Failure to disclose a private event or provide an accurate number of attendees is a material breach of this policy and any applicable booking agreement. In such an event, we reserve the right to terminate your stay immediately without a refund, retain any applicable security deposit, and seek compensation for any damages or additional costs incurred.

 

Minimum Stays and Special Periods

Certain holidays, local festivals, and peak seasons may require a minimum night stay. These requirements will be noted on the booking calendar at the time of booking.

 

Agreement Precedence

When a booking involves a signed Event Agreement or other written agreement, the terms and conditions outlined in that document will supersede this general reservation policy to the extent of any conflict.

 

HH Properties reserves the right to decline or cancel any reservation that does not adhere to these conditions. We thank you for your understanding and cooperation.

 

Reservation Cancellations and Modifications

 

All reservations cancelled more than 30 days before the first night of your booking may be cancelled without penalty and will receive a 100% refund of amounts paid, less any non-refundable processing fees that may apply. Cancellations between 14 and 30 days before the first night of your booking will receive a 50% refund. Cancellations within 14 days of the first night of your booking are non-refundable.

 

If you need to modify your reservation for any reason, please contact us, as modifications may be made on a case-by-case basis, subject to availability. Generally, reservations may be modified prior to 30 days before the first night of your booking. Requests for modifications within 30 days of the first night of your booking cannot be guaranteed, and we have no obligation to honor such requests.

 

If you have also booked an event in connection with your overnight reservation at one of our properties and you wish to cancel or modify your reservation or your event, the terms of your Event Agreement will also apply with respect to any termination or cancellation. Please review your Event Agreement carefully in connection with any cancellation or modification of your reservation or of your event.

 

Check-in and Check-out

Your specific check-in and check-out times are noted in your boarding pass, which is sent via text and email, as well as on the original property listing you booked. We kindly ask that you follow these designated times, as they allow our team the necessary window to prepare each home to our standards for your stay and for future guests.

 

We understand that travel plans do not always go as expected. If you need to arrive before your scheduled check-in or depart after your check-out time, please contact us in advance. While we will do our best to accommodate your request, all early arrivals and late departures are subject to availability and cannot be guaranteed. If approved, an additional fee may apply.

 

Quiet Hours

Quiet hours are from 10:00 pm to 7:00 am. During quiet hours, outdoor noise must cease, and indoor noise must be kept to a level that cannot be heard outside the home. Violations of quiet hours may result in a fee of $300 per occurrence.

 

Parking

Each room reservation generally entitles guests to one parking space per room. However, not all HH Properties have parking available at all times. As a condition of your booking, you agree to abide by all parking instructions and regulations communicated to you in connection with your reservation. We may request that you vacate parking spaces otherwise made available to you if those spaces are required in connection with an event hosted by you or someone in your party.

 

Pet Policy

Pets may be permitted at our properties on a case-by-case basis, pending prior written approval and payment of a non-refundable fee of $125 per night, per pet. In general, pets must weigh 20 pounds or less, though exceptions may be considered at the sole discretion of management.

 

Requests to bring pets over 20 pounds will typically only be reviewed in connection with full-property reservations or special events. Task-trained service animals are exempt from pet fees and weight restrictions.

 

Guests are responsible for any damage caused by their pets or service animals. Any necessary repairs or additional cleaning may be charged to the guest’s account. Guests also agree to indemnify, defend, and hold harmless the property and its representatives from claims, damages, or costs resulting from disturbances, injuries, or incidents involving their pets or service animals to the extent permitted by law.

 

Advance written approval is required for pets. Failure to obtain approval may result in additional fees or other corrective action.

 

Smoking Policy

All HH Properties are designated smoke-free environments. Many of our properties are located in the City of Santa Barbara, which enforces strict smoke-free regulations. Smoking, including the use of electronic cigarettes, vaporizers, or similar devices, is prohibited in guest rooms, common areas, and throughout the property premises, including outdoor areas.

 

Smoking rooms are not available at any of our properties.

 

Guests found in violation of this policy may incur a minimum fee of $300 per occurrence to cover cleaning and remediation costs. Repeated violations may result in termination of the guest’s stay without refund and additional charges if damages exceed the stated fee.

 

Property Access

Management reserves the right to enter guest rooms or common areas when reasonably necessary for maintenance, repairs, safety inspections, emergencies, or to address violations of property policies.

 

Right to Refuse Service

HH Properties reserves the right to refuse service or terminate a stay at any time if a guest violates property policies, behaves in a disruptive or unsafe manner, or threatens the comfort, safety, or well-being of other guests or staff.

 

Amenity Fees

Certain reservations may include a daily amenity fee which supports services and amenities provided during your stay. Details of any applicable amenity fee will be disclosed at the time of booking.

 

Force Majeure

HH Properties shall not be liable for cancellations, delays, or interruptions caused by circumstances beyond our reasonable control, including but not limited to natural disasters, severe weather, public health emergencies, government actions, utility failures, or other unforeseen events that prevent normal operations.
