The Main Inn, built in 1874, houses six distinctive guest rooms, each with their own private bath and shaped by the proportions and details of the Victorian manor. The Carriage House features four of our largest guest rooms, with higher ceilings, spacious layouts, and garden views that reflect the elegance of the estate’s historic architecture. Five cottage rooms are located throughout the gardens and offer private entrances, creating a quiet and secluded retreat within the property. These rooms are especially popular with guests seeking the privacy and charm of a Santa Barbara bed and breakfast experience.
Original architectural details remain intact, from tall windows to woodwork and fireplaces, while updated amenities ensure an easy and restorative stay.

Hayloft
Perched on the upper level of The Carriage House, the Hayloft blends historic character with relaxed comfort. French doors open to a private deck overlooking the gardens, offering a peaceful place to unwind. Inside, a king bed, leather loveseat, and wood-burning fireplace create a warm, welcoming retreat, accented by thoughtfully curated antiques. Carriage Room (ADA)
Located on the ground floor, the Carriage Room offers a spacious and thoughtfully designed retreat with easy access and added comfort. This inviting room features a king bed, leather loveseat beside a wood-burning fireplace, and timeless antique furnishings. A built-in daybed sits within a semi-private alcove, creating an ideal space for reading or relaxing.
Tack Room
Located on the ground level of the Carriage House, the Tack Room offers a private and inviting retreat with direct access to a wraparound porch. French doors open into a thoughtfully designed space featuring a king bed, cozy seating near the wood-burning fireplace, and carefully curated antiques. Greenwich Cottage
Tucked quietly beneath the canopy of our 190-year-old oak tree, the Greenwich Cottage feels like a secret kept just for you. Set apart from the main house and wrapped in its own private courtyard with a gently trickling fountain, this cottage invites you to slow down, close the gate, and let the world fade away.
Robert & Julia Simpson Room
Named in honor of the couple who built the original estate, the Robert & Julia Simpson Room is one of our most distinguished suites. It features a private patio overlooking the lush grounds of The Simpson House Inn. Inside, timeless Victorian details, a king canopy bed, a classic clawfoot tub, and beautifully preserved period wallpaper create an atmosphere of quiet luxury and old-world romance.
Margaret Simpson Room
Located on the second floor of the Main Inn, the Margaret Simpson Room blends historic charm with modern comfort. Centered around a beautifully crafted Queen bed, the room overlooks the garden and features a private bathroom with a classic claw-foot tub, perfect for unwinding after a day in Santa Barbara.
Parlor Room
Located on the main floor of our historic inn, the Parlor Room is the largest accommodation in the Main Inn. Anchored by a king four-poster bed, the room offers lovely views of the gardens and an inviting sense of space. Katharine McCormick Room

Featuring the largest private outdoor space at the Estate, The Sunroom is perfect for guests who want to fully enjoy Santa Barbara’s legendary weather. Step outside to relax on your private patio overlooking the gardens, complete with a full patio set and dining table for morning coffee, afternoon lounging, or evening meals. Inside, the room feels cozy and light-filled, offering a comfortable Queen bed and a private bathroom for a relaxing, effortless stay.
Mary Simpson Room
The Mary Simpson Room is a charming, intimate retreat filled with authentic Victorian character. Soft rose-toned wallpaper, an antique Queen bed, and beautifully detailed ceiling accents create a warm, romantic atmosphere.
The room features a marble-topped vanity sink, while the fully private bathroom is located just steps across the hallway and includes a walk-in shower, sink, and toilet. Reserved exclusively for this room, it offers complete privacy and convenience in a unique, historic setting.
