This Privacy Policy explains how Hearth Homes LLC, Hearth Hospitality, and our subsidiaries, parents, or affiliates (referred to as “we”, “us”, and “our”) collect, use, disclose, and otherwise process information about you through your offline interactions with our hospitality properties (collectively, “HH Properties”), including Simpson House Inn, or in connection with the use of any website, application, API, service, or email communication (collectively, our “Site”) on which this Privacy Policy is posted or linked.

 

This Privacy Policy does not apply to information you provide directly to third parties in connection with the Site or at our HH Properties. For example, if you book a reservation through a third-party booking service, that service’s privacy policy governs its collection and processing of your information.

 

If you reside in the European Economic Area, the United Kingdom, or Switzerland (collectively, “EEA Residents”), you may have additional rights with respect to your personal data under the EU General Data Protection Regulation (“GDPR”) and similar laws.

 

If you reside in California, you may have additional rights with respect to your personal information under the California Consumer Privacy Act (“CCPA”), as amended, and related California privacy laws.

 

If you do not agree with our privacy practices as described in this Privacy Policy, your choice is not to use our Site or access our services. By accessing or using the Site, you agree to this Privacy Policy.

 

1. Children’s Privacy

 

 

Our Site is not intended for nor directed at children under 18 years of age. No one under 18 may access the Site or provide personal information on the Site. If you are under 18, do not use the Site or submit any information through it.

 

We do not knowingly collect personal information from children under 18 through the Site. If we learn that we have collected or received personal information from a child under 18 through the Site, we will take steps to delete that information. We may collect limited information about minors from you in person at an HH Property when needed to facilitate your stay or requested services, and only as provided voluntarily by you.

 

2. Information We Collect About You

 

 

We collect the following categories of information.

 

(a) Personal Information. Information that identifies, relates to, describes, or could reasonably be linked with you, such as your name, email address, mailing address, phone number, payment information, reservation and stay details, and similar identifiers.

 

The type and extent of personal information collected depends on your interactions with our Site and HH Properties. You may choose not to provide certain personal information, but doing so may limit your ability to use certain Site features or to book or receive certain services.

 

Depending on your interactions, we may collect the following categories of personal information:

 

Contact information (name, email address, mailing address, phone number, and, where required for certain bookings or verification, passport or government identification information).

 

Payment information (information necessary to process payments, such as payment card or bank account information). Payment transactions may be processed by our third-party payment processors.

 

Reservation and stay information (check-in/check-out dates, room or package selections, special requests, preferences, communications, and other details related to your stay or services used).

 

Location and travel information (travel details you provide, where you are traveling from, and information related to transportation where relevant to your stay or requested services).

 

Guest experience and service information (preferences, feedback, inquiries, and details regarding services requested or provided, including dining, events, and on-property experiences).

 

Health-related information you voluntarily provide (for example, dietary restrictions or accessibility needs). This information is provided at your discretion and used only to support your stay or requested services.

 

Contact and survey information (communications you send us and any survey responses or feedback).

 

Audio and visual information (images, video, and audio collected by on-premises security systems in public areas at HH Properties where permitted by law and posted notice).

 

Corporate and event-related information (information related to business accounts, group bookings, wedding or event planning contacts, and related contractual details).

 

Other information you voluntarily choose to provide.

 

(b) General Information About You. Information that does not directly identify you but may be associated with your device or usage, such as IP address, device identifiers, browser type, operating system, pages visited, referral URLs, timestamps, and similar “log data.”

 

We use this information to operate, maintain, and improve the Site, understand how it is used, and support marketing and analytics. In some circumstances, such information may be linked to you and treated as personal information.

 

(c) User-Generated Content. Content you submit or share, such as reviews, comments, photos, videos, or other materials through the Site, at an HH Property, or by tagging or interacting with our social media accounts.

 

If you submit User-Generated Content, you grant us a perpetual, irrevocable, sublicensable, royalty-free, non-exclusive worldwide license to use, reproduce, modify, adapt, publish, display, and distribute such content for business purposes, including marketing, in any format. We may display associated identifiers (such as your name, username, profile photo, and location) where relevant to the content.

 

You may request removal of User-Generated Content by contacting stays@hearthhomes.com. We will take commercially reasonable steps to remove it from our Site and our controlled channels, but we may not be able to remove content hosted by third parties.

 

We may draw inferences from information collected to develop a profile reflecting your preferences and interests to improve service and communications.

 

3. How We Collect Information About You

 

 

We collect information in the following ways:

 

Directly from you. When you make a reservation, contact us, subscribe to communications, complete forms, provide preferences or requests, or otherwise interact with us through the Site or at an HH Property.

 

From our properties and systems. We may collect information during your stay or when providing services, and we may share relevant information among HH Properties to support consistent service and guest preferences.

 

From third parties. When authorized, we may receive information from third parties such as booking platforms, travel partners, event planners, social media platforms, or service providers that support our operations.

 

Automatically through your use of the Site. We collect certain information via cookies, pixels, log files, and similar technologies. These technologies may include:

 

(a) Cookies. Small files placed on your device to help operate the Site, remember preferences, and improve functionality. You can control cookies through your browser settings. Disabling cookies may limit Site functionality.

 

(b) Pixels, tags, and web beacons. Technologies used to measure engagement and site activity. Some third parties may also receive data through these technologies.

 

(c) Analytics. We use analytics tools, such as Google Analytics and Wix Analytics, to understand Site usage and improve performance. These providers may set cookies and collect usage information.

 

(d) Integrated third-party services. Certain components of the Site rely on third-party services such as Mews and other providers for reservations, payments, marketing, and site functionality. These services may collect and process information subject to their own policies.

 

We do not alter these collection practices when we see a “Do Not Track” signal from your browser.

 

The Site may contain links to third-party sites. We are not responsible for the privacy practices of third-party sites.

 

4. How We Use Your Information

 

 

We use the information we collect for purposes including:

 

To provide, operate, and maintain the Site and our services, including reservations, guest communications, billing, and support.

 

To operate our HH Properties and deliver hospitality services, including personalizing your experience and honoring preferences or requests.

 

To process payments and facilitate transactions.

 

To communicate with you, including confirmations, service updates, administrative messages, and guest surveys.

 

To send marketing communications and promotional offers, where permitted by law. You may opt out of marketing emails using the unsubscribe link or by contacting stays@hearthhomes.com.

 

To support events, weddings, group stays, and related services, including fulfilling contracts and coordinating vendors and service providers where applicable.

 

To improve the Site and our offerings through analytics, quality assurance, and service training.

 

To protect safety and security, including fraud prevention, monitoring, and maintaining security systems at HH Properties.

 

To comply with legal obligations, respond to lawful requests, and enforce our policies and agreements.

 

We may aggregate or de-identify information and use it for analytics, research, and operational purposes. We will not attempt to reidentify de-identified information except as permitted by law.

 

If you are an EEA Resident, we rely on legal bases including performance of a contract, legitimate interests, compliance with legal obligations, and consent where required. Where we process information based on your consent, you may withdraw consent by contacting stays@hearthhomes.com.

 

5. Sharing Your Information

 

 

We may share personal information in the following circumstances:

 

With our personnel, affiliates, and HH Properties as needed to provide services, support reservations, and deliver consistent guest experiences.

 

With service providers that support our operations, such as reservation systems, payment processors, marketing platforms, analytics providers, IT and security vendors, and professional advisors (legal, accounting, insurance, and similar).

 

With third parties at your direction or with your consent, including when you submit User-Generated Content or request third-party services.

 

With a buyer or successor in connection with a merger, acquisition, reorganization, or sale of assets, subject to appropriate notice and safeguards where required.

 

To comply with legal obligations, court orders, law enforcement requests, and regulatory requirements.

 

To protect rights and safety, enforce policies, investigate fraud, and respond to claims or disputes.

 

We may disclose aggregated or de-identified information without restriction.

 

We do not sell personal information in exchange for money. We may share certain information with advertising or analytics partners in ways that could be considered “sharing” for cross-context behavioral advertising under California law. You may have the right to opt out of such sharing as described below.

 

6. Third-Party Content and Services

 

 

The Site may include third-party content or services, and we may integrate third-party tools such as Google Analytics, Wix Visitor Analytics, Ascend Marketing, and Mews. These services are operated by their providers and may collect information pursuant to their own privacy policies. Please review the relevant third-party policies for more information.

Certain Site features may not function properly if you limit the collection or use of certain information.

 

8. California Privacy Rights

 

 

If you are a California resident, you may have additional rights under California law, including the right to know, access, correct, or delete personal information, and the right to opt out of the sale or sharing of personal information for cross-context behavioral advertising.

 

During the preceding 12 months, we have collected and disclosed the categories of personal information described in this Privacy Policy for business purposes. We may allow certain third parties to collect information via automated technologies on our Site for analytics and advertising purposes, which may be considered “sharing” under California law.

You may also designate an authorized agent to make a request on your behalf, subject to verification and proof of authorization as required by law. We will not discriminate against you for exercising your privacy rights.

We are based in the United States and process information in the United States. If you access the Site from outside the United States, your information may be transferred to and processed in the United States. Where required, we use appropriate safeguards such as standard contractual clauses.
